
Northcliffe House
The Grade II listed former print facility has been transformed into modern office space, merging heritage with contemporary design while delivering 9,800 sqft of new landscaped terraces. Spanning three floors, the terraces provide stunning views of the London skyline, with a communal rooftop garden on Level 7 designed for outdoor activities.
The grid layout required precise setting out and fabrication of the Portuguese granite paving and GRP planters. Special oversized slabs with false joints were used to maintain alignment. The design included integrated Kebony benches, cantilevered tables, tiered seating and an automatic irrigation system. Planter heights and soil depths were restricted to 250mm over leca due to loading limitations. Windbreaks and privacy screens were implemented using instant hedge units and pleached fruit trees. Other planting incorporated multistem trees, feature shrubs and herbaceous under planting with seasonal bulbs.
Existing paving and cobbles were restored, and wildflower turf was added to the green roofs for biodiversity. Challenges included working around Grade II listed features, managing restricted loading limits, and coordinating with other trades. Material movement was difficult due to narrow terraces and restricted space. The tower crane was removed early, requiring the use of internal hoists, lifts and stairs for material load-out.
